On a small infill lot in Princeton, WV, the property owners envisioned a charming boutique storefront with apartments above to generate income. However, they needed expert guidance to meet accessibility and fire-safety codes within a compact site. Ink Works Studio transformed their rough sketches into a fully code-compliant mixed-use design. We incorporated proper fire separations between residential and retail uses, ADA-accessible entrances for both spaces, and compliant egress paths for upper-floor apartments—all within the original footprint. The finished design delivers a bright, functional storefront topped with modern apartments, maximizing the property’s potential and blending seamlessly into Princeton’s historic streetscape.
